What are your business hours?

9:30 AM – 6:30 PM. The Lincoln Building is open 24/7, so you can always drop off any documents or checks at the mail slot at Ste 517.

What do I do if something in my apartment is broken and I want it to be fixed?

Whom to make a rent check payable to?

Please check your lease for Landlord’s name. It is listed in the upper left corner of the first page. For example, Claremont Properties, LLC.

 

Could you please send me a sample of certificate of insurance?

Insured party / certificate holder: Tenant (yourself) and Landlord (please refer to your Lease document, e.g. Claremont Properties, LLC)

How do I pay for my utilities?

Heat and water is included in your monthly rent. You just need to pay for electricity, cable and Internet. To open your electric and gas account, please call CONED at 1-800-752-6633. The Customer Service representatives will set up your account over the telephone. Call them as soon as you know your new address and the date that you will move-in to your apartment. If they need a copy of your lease or any other document, we can fax it to them. In terms of phone/TV/Internet, you can use any provider you like, i.e. Time Warner Cable, Verizon, RCN etc.

 

Do you accept credit/debit cards or online payments?

We only accept checks and cash as rent payment (and only certified checks, cash or money order at the lease signing). You can also set up an Online Bill Payment with your bank. Please contact your bank for more details.

 

When will I receive my lease renewal?

You will receive an email with a lease renewal offer 60 days prior to your lease expiration date. Unfortunately, we do not know percentage of rent increase in advance.

 

What do I need to do add a new tenant/roommate to the lease or sublet my room/apartment?

All prospective tenants need to apply online: http://coutinhoproperties.com/applications/ and submit all required paperwork. Please note there will be $500 management fee in addition to $100 application fee.

 

What if I cannot sign the lease in person?

In this case you would need to have your signature notarized. We will require original notarized document, not a copy.

 

When can I move into the apartment I rented?

You can move in on the first day of your lease, after 12 PM. Please have your executed lease ready.

 

When do I have to move out?

Tenant must vacate the apartment, in a broom swept clean fashion, by no later than 5:00 pm, on the last day of the lease term. If the last day of the lease term is on a weekend, or holiday, the tenant shall vacate by no later than 5:00 pm, on the last business day of the month.

 

When do I get my Security Deposit back?

It will be mailed to your desired mailing address within 30 calendar days after lease expiration date.

 

My heat does not work. What should I do?

Please note that the heating ill turn on automatically between October 1st and May 31st. Therefore, before calling your super or the office, please make sure that the outside temperature is low enough for heat to turn on.
Between the hours of 6:00 AM and 10:00 PM, if the outside temperature falls below 55 degrees
Between the hours of 10:00 PM and 6:00 AM, if the temperature outside falls below 40 degrees

 

Manhattan Quiet Hours

Quiet Hours in all five boroughs of New York City, as specified in Local Law 113, are from 10 p.m. until 7 a.m. Reasonable noise levels are expected at all times.
